Press conference on the topic: Modern building
Actual issues of cooperation between developers, developers, furniture makers, designers were discussed during the profile panel discussion at the LIGI press center.
According to UAFM President Volodymyr Patis, today investors prefer to get ready-made solutions, rather than an apartment with a lot of problems.
He noted that cross-intersections in working with architects, developers, etc. can give tangible results. “We tested on export orders that combining with architects, designers and developers gives a unique product that is convenient and well absorbed in the market,” said Volodymyr Patis, recalling that UAM combines furniture makers with a turnover of approximately $ 1 billion.
TopArt company presenter Andrey Kolesnik told about his unique experience of working with Israeli investors. “We are talking about furnishing mass buildings, here you can create another value,” he said.
At the same time, he noted that the possibility of spreading relevant experience on the Ukrainian market is currently being studied. “We will meet, communicate. We have big plans with developers,” said Andrei Kolesnik.
In addition, Olga Bogdanova from the Bogdanova Bureau acknowledged that cooperation with Ukrainian serial manufacturers is not yet at the proper level.
At the same time, Olga Bogdanova noted, there is a need to introduce design development into mass production. “I think this is the future. Otherwise, all the companies that are engaged in production are just machines,” she said.
Developing this topic, the founder and managing partner of KievBudDevelopment (KBD), Yevgeny Leskiv, recalled that the “cash balance” of the total amount of housing put into operation is 25–33%, or about 3 million square meters.
According to him, the main reasons for this are, firstly, miscalculations in development, the obsolescence of the house as a product and the corresponding offers on the secondary housing market.
He stated that today the “share of emotional purchases” is increasing. However, one of the main problems in making decisions is the lack of basic repairs in the new building.
Jaroslav Sluzberg from Homster added that companies that are ready to equip apartments in accordance with modern requirements, cooperate more with small developers. “Large developers do not have enough money to negotiate repairs with furniture,” he stated.
He believes that sales departments can work on the principle of including apartments with appropriate repairs and furniture. “Today it is an additional option. But in the future, appropriate decisions can be made even at the legislative level,” he concluded.
During the event, it was noted that the market is ripe for such decisions, and market participants are ready to cooperate.
